Status of Possession


According to recent research, Precincts 1 to 15 can be grouped into one category because they already have or will soon have possession available. Awais Memon, CEO of Hum Real Estate, stated that possession is available in all of Precincts 1, 5, 6, 7, and 8, and that possession in the other precincts up to 15 will be available soon.

According to Zeeshan, development work in Bahria Paradise is going well, and possession could be ready by the end of March. He also believed that ownership might become available in Bahria Sports City, which would drive up costs. Memon further mentioned that plots in Bahria Sports City could be available this month.

For all disputed and non-possession file holders, Bahria Town Karachi has established a new reimbursement procedure. After requesting a refund and relinquishing your file, you will now be eligible to receive a full return of the money you spent.


All contested precincts of Bahria Paradise, Bahria Sports City, and other non-possession/disputed precincts, including old Bahria Town Karachi precincts and valley block, are subject to the return policy. All blocked/canceled files will be subject to the refund policy immediately. 75% of the entire amount paid will be returned.


Construction and development


The majority of the development, according to Zeeshan, is taking place in the early precincts, particularly Precinct 1.

Several Bahria apartment buildings, as well as Quaid Villas and Iqbal Villas in the previous precincts, have been mostly completed. He also mentioned Ali Block, which is being developed in Precinct 12.


Some commercial plots are being built in Precinct 1, as is the theme park, and some banks have opened branches there, according to Zeeshan. Memon went on to say that the majority of commercial development has occurred at Midway Commercial, which also houses Bahria Town Karachi’s own office.

Other precincts, such as Precinct 28 and Precinct 30, are under construction by Bahria Developers. Finally, villas are being built in Precincts 34 to 45 of Bahria Sports City.




Prices in Precinct 1 – which has 250 sq. yd. plots – range between PKR 10 million and PKR 17 million, out of the initial precincts where possession is available. Prices for 2,000 sq. yd. plots in Precinct 3 range between PKR 35 million and PKR 40 million, while prices for 250 sq. yd. plots in Precinct 8 range between PKR 10 million and 12.5 million.
